The Land Trends and Value Survey, presented by the Iowa Farm and Land Chapter #2 REALTORS Land Institute, reported a statewide average increase of 2.0% for tillable cropland values from March 2017 to September 2017 period.  Combining this increase with the 0.9%  reported in September 2016 indicates a statewide average increase of 2.9% for the year from September 1, 2016 to September 1, 2017. In our east central district, high quality cropland is selling at $9,903 per acre, or at the second highest rate in the state. Timber is selling at $2,237 per acre.  Overall, the increase in our district was 3.6% - or the highest in the state of Iowa.

"It is positive to see land prices on the rise," said Eric Schlutz, ALC, Realtor and manager of the Ruhl&Ruhl Realtors Muscatine Office. "This will stabilize prices but we are still cautiously optimistic because there are a lot of other factors that will continue to affect land values in our region."

"I wasn't surprised to see the results of the most recent land survey as land prices have stabilized and even trended upward this past year especially for the higher and upper medium quality cropland," said Dennis Stolk, ALC, Realtor. "The increase in prices is somewhat driven by a scarcity of available land for sale in many areas, as well as low interest rates and continued good buyer demand. Farmer still remain in a strong equity position and have cash on hand and are looking to buy. Moving forward, our land market will continue to be sensitive to what happens with commodity and livestock prices and its impact on farm income." For the survey, participants are asked to estimate the average value of farmland as of September 1, 2017. These estimates are for bare, unimproved land with a sale price on a cash basis. Ruhl Farm&Land, a division of Ruhl&Ruhl Realtors, is focused on the sale, purchase and marketing of land, farms and acreages.   The eastern Iowa region continues its steady climb in home price appreciation – with the Cedar Rapids area showing positive gain. In the Cedar Rapids region, home prices are up 1.20% in the past year. This data is provided by the Federal Housing Finance Agency (FHFA) for the 2nd quarter of 2014 (see chart and website below). Nationally, home prices have increased 8.25% in the last five years, while the Cedar Rapids market is up 2.19%. This compares to other markets: Dubuque up 7.83%; Iowa City up 5.11%; the Quad Cities up 3.64%; Des Moines up 1.32% and Chicago, IL down 10.29%. Our local gains, while not as large, continue to be positive. We did not have the significant decline in home prices that other markets across the nation suffered, insulating

Dubuque is a great place to live! Of course we always knew that but Kiplingers Personal Finance Magazine thinks it too.

According to Kiplinger, what makes a city great is: "good jobs, reasonably priced homes, decent schools, great health care and manageable size are all a part of the mix." Dubuque, rated #10 on Kiplinger's recent list of Great Cities That Have It All.  Kiplingers started with the metro areas that have a population of 1 million or less and then whittled the list down to the top 10.  Criteria included economic growth (jobs and wages), education (the percentage of the population with a bachelor's degree or higher), housing affordability (cost and regional income levels), doctors per capita, school quality (student teacher ration), and cultural and natural amenities. Trust us, Dubuque fits these criteria to a 'T'.  Those ranking the cities loved how Dubuque has grown both physically and...

Fueled by low interest rates, the first-time homebuyer tax credit and the return of buyer confidence, the Quad-City real estate market hit a turnaround in April, local real estate experts said. Although the area's pending home sales were down last month, both the average sales price and the median price rose. According to statistics from the Quad-City Area Realtor Association, the median sales price in April was $113,000, up 15 percent from $98,000 a year earlier. The average price rose 9 percent to $131,392 in April from $118,947 last year. But pending sales were down 10 percent in April, from 368 units in 2008 to 331 units this year. "That tells us the upper-priced homes started to sell again in April," said Caroline Ruhl, president of Ruhl & Ruhl Realtors. Her company saw a 32 percent increase in pending sales in April c...
