Have you ever wondered what it is about land that makes it such a valued investment? I have my own thoughts about this that I share routinely as I consultant clients about the nature of land investing. Dirt is real, it is tangible and it is not just a piece of paper or a number on a screen. In an age of electronic accounts, many people are realizing that investing in real estate is something that gives an enhanced level of financial certainty.  With the technology available to monitor conservation, soil health, and production it has certainly opened up the appeal to the analytical focused buyer too. There is something to be said about working the soil like your father before you and possibly your grandfather before that. Most of the investors I consult with are very successful in business, but grew up as farm kids i...

Looking to travel across the Atlantic this weekend? Look no further than the heart of Cedar Rapids. Designated as an Iowa Cultural District, the Czech Village/New Bohemian District is also known as the NewBo District. The NewBo District provides visitors with art, history, shopping, and a wide variety of food. Food vendors inside the NewBo City Market represent a wide range of ethnic cuisines including Dumpling Darling, a Korean dumpling stand, and La Reyna, an authentic Mexican kitchen. Fantastic and diverse restaurants are sprinkled throughout NewBo, including Sauce Bar & Bistro...

In 2015, the National Association of Realtors reported that the percentage of first-time homebuyers had dropped for the third consecutive year from 33% to 32%. Historically, the long-term average shows that nearly 40% of primary purchases are from first-time homebuyers. Currently, two cities served by Ruhl&Ruhl Realtors sit on the 2016 list of the best cities for first-time homebuyers, as studied by WalletHub. The cities were ranked by affordability, real-estate market, and quality of life.   Affordability is broken down into housing, average cost of homeowner's insurance, cost of living, cost per square foot, and real-estate tax. Each cate...

Fueled by low interest rates, the first half of 2016 saw a 10% increase in sales volume and a 4% increase in average sales price. There were 5% more properties sold, and there were 12% fewer properties listed for sale. Check out some of our top performing markets:  We like to compare this information to the top performers in the first half of 2015. This includes the Cedar Rapids Area, which had an increase of 21%, the Illinois Quad Cities, with an increase of 27%, and the Muscatine/Wilton Area, with an increase of 23%.  4-6 months of inventory is considered a balanced market, while 0-3 months is a seller's market, and 7 months or more is a buyer's market. Of course, this also varies by price range, with stronger demand generally in the lower price ranges and weaker demand in the upper price ranges. Results from all 12 of our market areas are shown below.  Surprising Low Interest Rates Con...
