How to Get Your Wisconsin Real Estate License



1) Apply and take 72-Hour Basic Transactions Pre-License Course.

c) May waive 72-hour class requirement, if one of the following criteria is met:
  • a transcript showing 10 academic semester-hours credit in real estate or real estate related law courses completed at an accredited institution of higher education
  • a license to practice law in Wisconsin.
  


   
2) Take and Pass Salesperson's Examination.

The Wisconsin Department of Regulation & Licensing has contracted with Pearson Vue to conduct its examination program (exam fee $69.00).  Examinations are administered by computer upon appointment.  Candidates may make an examination reservation by:
 •  Calling Promissor at 888-204-6284
 •  Faxing the Fax Reservation Form (from Appendix) to Promissor at 888-204-6291
 •  Visiting the Promissor Web site (

www.promissor.com)

Candidates should make a reservation by phone at least one (1) business day before the desired examination date or by fax or on the Web at least four (4) business days before the desired examination date. Walk-in examinations are not available. To speak to a customer service representative about an exam reservation, please call 1-888-204-6284.
 a) The closest testing center is Madison (testing on Tuesdays, Wednesdays and Saturdays).  There are  other test locations available, with varying testing days:  Elm Grove, Green Bay, Eau Claire, Wausau, Chicago, Edina, MN, Hermantown/Duluth, MN.


     
3) You will Receive Computerized Results Immediately Following the Exam.


4) Pass Notices and License Applications will be Given to you at the Test Site if you Received a Passing Score.
 

You will need to complete the application with your Broker who will then apply for your license.  The application must be submitted within one year following the date the applicant passed the examination. (There is a $53.00 license application fee payable to the Wisconsin Department of Regulation & Licensing). 

A salesperson must be employed by a Wisconsin licensed broker. The initial application contains a section that is to be completed by a broker if the applicant has a prospective broker-employer. If the license is issued without registering a broker-employer on the initial application, the applicant will not be able to operate as a salesperson until submitting a Notice of Real Estate Employment Form.  The form will be sent with the license so that the new licensee will be able to register the name of the broker-employer. The licensee can only be paid referral fees when not registered under a broker.

 

5) Your License will be Mailed Directly to your Broker within 5-60 days

(State can take up to 60 days to review application, but average is 5 days).
